Ok Brian. I just mentioned that to my husband today. My fear is I'm TERRIBLE at math & no studying in the last 36 years, but I know you are right. No one will be as diligent at looking for good deals as me ( the investor ). I've been dodging the liscensing info ever since I joined BP. You never know till you try...right? Thanks for the nudge Brian. I'm scared & I haven't even read about it yet!!! :( :)

You know Joe, untill a few days ago, I wasn't sure what EXACTLY I was looking for, so why would I expect my Realtor to. I know I sound like a broken record, but can't express how gratefull I am to you guys for answers, advice, direction & support. I think I will make an outline, using what I've learned on BP & my @J Scott book to give to my Realtor so maybe that will help her identify with what houses will work for me. I have a feeling that will turn things around & enable her to send some potential deals my way instead of just me asking to see certain ones. Some times just reading & responding on BP forces me to think outside my blondness, which by the way can be a difficult task, and make smarter choices.:) Thank you Thank you @Account Closed

Thanks Travis? I know what you are saying is right. I don't want to leave my realtor out in the cold, so I guess I just need to be honest with her & see how we can work together. I appreciate the support SOO Much! :)

Thank you David. I actually was talking about big banks. I defiantly have ALOT to learn, but I'm determined. I am excited to check into CU's & small banks about non performing loans...after I learn a little more on those so I don't sound like a total fish out of water. :). Thank you for the link. Will check that out tonight. Thanks so much for the directions. They are helping me to stay on course.

Thanks Jon. Bank statement with my name is what I was prepared to take. I heard that if local banks branches of big banks like Chace had REO department at that branch, that I stood a chance of talking face to face as long as I showed bank statement with proof of funds to purchase one of their REO's. I pay monthly for foreclosure & REO listings, but there are way more REO's on the list than on MLS. I have a realtor that has shown me roughly 10 houses that I inquired about, but she has no investment background. I would love to stick with her, but there are 2 foreclosure realtors that I see on MLS with the few REO's that are listed on MLS, that I'm sure could open more doors. Not sure how to proceed there. Also, I do mean fix and flip. I appreciate every correction I receive in posts, knowing I will only be better for it. I follow as many of your comments & posts as I can. Thanks for great info Jon! :)

Hello BP. I am learning so much from everyone on BP and so humbled by the willingness of people, who are extremely busy, to take time out of their day to coach us newbies in our ventures. I've been searching couple months for distressed properties on MLS, realtytrac & my realtor. I'm using what I've learned on BP & my step by step guide for choosing the right house from @J Scott's flipping book. To date.... Nothing worth purchasing. I want to go to local banks and talk with REO (acquisition) departments and I have proof of funds. My questions are:

Should I call ahead? Should I have specific properties in mind? Should I have some type Of cover letter or something in writing other than proof of funds to help get my foot in the door.

Any and all suggestions are greatly appreciated. I plan on starting a blog about my first REO flip as soon as I find a property. The good, The bad & All THE SCARY that being a new investor brings. Thanks again everyone!! :)

I use MLS here in Montgomery County and Realtor.com @Derek Faller and I think the info you get as a Realtor, especially the info from seller's Broker, is something I could defiantly benefit from. I do have pendings on mine but not much else. Guess I'd better start searching forums for Likelyhood Of Fifty Something True Blonde Passing Real Estate Exam. :(. I really appreciate the info Derek and wish you worked in my neck of the woods. :):)

Thanks @ Mickie McNie. I had a realtor that knew a house was empty for 4 yrs, and that helped me negotiate a great deal on it. My realtor now is eager to work with me, but she seems very hesitant to give any info from sellers agent. Starting to think about checking into getting liscenced. A little afraid of test. I'm terrible at math :( Thanks so much for the info Mickie. LOVE BP!!!:)
