One of my properties was converted to a board and care in 2008. It took him about 6 months for renovations, licensing etc.

Sounds like a great idea! You would be looking at 6-12 months until doors open.

Hi Coco, I totally agree. There is a growing need in the aging population. In California it can be a bit tricky with strict guidelines regarding ALF resident limitations, so proceed with caution. There are abundant opportunities. Also, check out a course offered by Guarino.

Hi David,
Welcome to PA! I recently moved to the Philly suburbs, and it is quite nice. I'm still trying to get an idea of the investment opportunities here.
Best wishes to you!

Hello Faiz and congratulations on your expanding venture! That is awesome! To my knowledge, there are some specific HUD grants, and there may be local small grants available through your county health dept in your area. However, be warned that this type of grant may also stipulate that a certain percentage of your residents meet low income specifications. On the other hand, this may give you a chance to serve a very needy segment of society. You may also be able to collaborate with the Veterans Administration, as they typically partner with assisted livings facilities or RCFEs in rural areas that are further from their main hubs, as I know from personal experience working in the VA system. Best wishes to you! Loretta
