@Jackson Guidry As long as the numbers make sense with your end goals (buy and hold or fix and flip,) it does not really matter where you get your properties from, although I do recommend dealing straight with the source when possible (owner on title.) Wholesalers can be a great source of properties as long as they keep their sale prices in line with the market, allow room and allowances for investors who fix and flip or buy and hold.
As a wholesaler, I have sold a lot of properties to rehabbers and landlords. I know what they are looking for and profit margins, so I don't waste their time with deals that do not make sense for them.

I would like to clarify the comment about being illegal to wholesale in Florida.
First of all, wholesaling seems to be a misunderstood form of investing. Yes, a lot of people have misused it and created problems for ethical investors, but it all comes down to how you write the contract, with the right disclosures and stipulations. This is valid for any and all states. Some states, like Ohio and Oklahoma, have restrictions on how you can perform a wholesaling transaction. In California, you are good to go.
I have closed a tons of wholesaling deals in Florida, all of them through closing at real estate attorneys' offices. I have had conversations with members of the real estate commission on the topic as well.
If you are in doubt for your state, talk to a real estate attorney who actually deals with investors (not just residential sales) and closes transactions. Some attorneys do not like to deal with double closings, but that does not mean that it is illegal.

In my opinion, you should have an LLC from the beginning of your real estate investing career, even if it is the first property.
You can form an LLC in Nebraska, for instance, and register the LLC to do business in Wisconsin, so you don't have to create a separate LLC in Wisconsin.
It's worth it for peace of mind. Doing business under your name or a sole proprietor leaves you open to all kind of potential liabilities.

If you are dealing directly with an owner, who has not listed the property with an agent, then you could use a simple 2 page contract that you can find online or at the office supplies store. The most important things on a contract are contingencies that will let you back out of the deal if you have to (inspection and financing clauses) and of course permission to enter the property, etc.
If the owner has already listed the property with an agent, then you either go through their listing agent (which most likely will represent the seller though) or find your own agent to represent you. The commission will be paid by the seller usually, so there is no cost out of pocket by you. If you hire an attorney, you still have to go through the back and forth negotiations, which will cost you money with the attorney.
In my opinion just work with their agent or hire your own agent.

A Co-Wholesaling agreement will work. It is a written agreement between you and the other wholesaler how the compensation should be split (50/50 or any other agreeable terms.)
You can write up a co-wholesaling agreement for each property, or just as a general. It is much more enforceable if you write one for each property though.
The Co-Wholesaling agreement I use it's a simple 2 page contract.
