 Save yourself the trouble. Sign up for a FREE account with petscreening.com and make your applicants apply through there. Petscreening verifies their prescription is current and authentic, plus it keeps a record of the animal with shot records, pictures, etc. Tenant has to update the record every year.

Once the applicant is approved - whether pet or ESA - I have them sign an "Animal Addendum" that spells out their responsibilities for keeping the animal under control, cleaning up after it, repairing damages, etc. These rules apply to all animals, even an ESA, and violations may result in removal of the animal or termination of the lease. Wow, I'm sorry that is happening to you @Joe S. Did they always have this over $100K requirement? Not trying to make any excuses from them just curious. I know that many companies' overhead have increased, but I believe they should make an exemption if you have given them so much business as a loyal customer.
