We'll I do believe the city is shrinking.

Most of the empty foreclosures, sit and rot until they are condemned and torn down. Left is an empty lot no one wants to build on.  Until there are jobs and prosperity those lots will sit empty and the neighborhood will continue to shrink. 

Wow congrats @Joshua Dorkin . I've been here less than a year. Met some really great people that I've been learning a lot from. Met partners who work so hard to help make things happen. 

 I've learned a lot from BP I am so glad to be a member, able to read posts, listen to pod casts, and interact on threads. I've been learning more from BP than anything else I've tried. 

I really enjoy the interactions the most, and have a vision of the years to come. I am anxious for the future of giving back from the experiences I will gain along the way.

Great thread. I think turning for a low profit isn't a bad thing, but a tight budget from the start would be concerning if you didn't have a hold in the plans also. Keep us posted

Thanks @Jon Klaus for the info and @Michael Heal  for asking the question. We were just getting ready to purchase yard signs and magnets for autos. Pricing looks great. 

I was attacked and didn't think I was going to make it. It's taken a few years for me not become spooked at every little thing. Pepper spray and someone along when possible. I liked the idea @Leigh C had of just staying outside. Way outside. It doesn't have to be dark for a crazy to attack. It doesn't have to be anything special about anything. If they are crazy, they just are. Wrong place, wrong situation. They are a person that doesn't have any respect for anyone other than themselves. I was hoping she was just held captive, but alive. So sad, I fell for her for what she went through, and her family and close friends.

In re reading this now, I see what your saying @Hattie Dizmond My statement should have been 

If the property was fully rehabbed it would be easily worth $75 to $78k I was not clear to the fact that the "as is" value with needed repairs of around $1,000 it would be worth around $55k.

I agree with @Pat Martin to make money on offers we should try low offer to get the property for what we want. Also with the playing of the offer as @J Scott if you have the time.

I had a broker do the BPO and the average comes out low, but he said the same things. The one comp I would like to add in, which would make 2 in the $90k and would raise the average or value back up.  One has not been made public, the other is still pending, but shows up on the BPO.

The Assessed values here are around 20% lower than the market value. I look at those. The same site usually states the last sold dates and prices.

I am trying to show that an investor can put very little into it and have it producing. I like how you make a whole list and state what is needed vs. optional.
