@Johanna S. - I think the best way to start in the business is going to be different for everyone - depends on what you have to work with, and what your ultimate goals are.

When I first started in the business I wanted to do fix and flips...I had some capital sitting around and I knew it would take a while before I put it all to good use, so I started lending it to other investors. After spending some time trying to find my own deals and not having any luck, I decided to learn wholesaling because wholesalers seemed to really know how to find good deals...Most of what I've done in the two and a half years I've been investing is wholesaling and lending, because that's just what made the most sense given what I had to work with and what my ultimate goals were. 

Wholesaling is low risk, doesn't require a ton of capital, but is very time intensive...So if you don't have a lot of cash to work with but have the time and the drive, then sure, wholesaling is probably a good starting point.

@Kevin Booker - The local investor meetings I like to attend are:

• DREIA hosts a monthly event in Miami Shores on the 3rd Wednesday (that's tomorrow!). Occasionally they also do an event in Ft. Lauderdale on a Thursday (www.dreia.org)
• BREIA hosts a monthly meeting in Davie on the first Wednesday (www.breia.com)
• @Dawson Johnson runs a weekly lunch meeting every Thursday in Ft. Lauderdale - one of my favorite meetings. (http://www.meetup.com/REandB/)
• @Account Closed runs a monthly coffee meetup on Saturday's in Delray Beach which I haven't had the pleasure to attend yet...But I will soon!

I know there are many others that I myself don't yet know about as well...
