Welcome @Joel Phipps! I suggest setting up some keywords that you're most interested in so that you'll get an email/notification anytime their mentioned - ie Miami, Lauderdale, etc...

When you say "flipping" do you mean fix and flips or wholesaling?
I recommend checking out some local investor networking events. There's a ton in Miami and south Broward.

@Charlie DiLisio have you checked out your local REIA? There's a Palm Beach REIA, though I haven't had a chance to make it up there yet so I can't vouch for it. Also @Jon Huber runs a monthly coffee meetup on Saturday's in Delray Beach.
Also I can point you to a bunch of other investor meetings in Dade and Broward if you're up for the drive...

I think it should go without saying that buyers should do some of their own due diligence. When I'm paying $30 for something on Amazon I spend at least a few minutes reading reviews - so people should definitely spend some time doing research when spending tens/hundreds of thousands of dollars.
@Lawrence Sudweeks - I respectfully disagree...I work deals both on and off the MLS, and there are still good deals to be found on the MLS. However, it does take a considerable amount of time to find & work the MLS deals, whereas you can outsource a lot of the work involved in marketing for off market deals....Also, while I might recommend that someone with virtually no experience purchasing real estate use a realtor when buying, off market or not, I don't see why someone who has closed a few deals should continue to do so...It's really not so complex that you can't learn to do it without the help of a realtor...

@Terrence Conley welcome to BP! Both avenues are viable, I really think it depends on your personal lifestyle preference as you said...Either way, once the multi units are rented and cash flowing, you can leverage them to continue to acquire more properties....And you don't need to fund 100% of the cost of acquiring+rehabilitating those properties yourself either. If you buy at the right price you can use hard money to fund ~70% of them, then refi the HML out with a bank loan.

Welcome @Amit Kamra! I would also consider adding a wholesaler to your team...While an agent can help you get listed properties, wholesalers like myself can help you get deals that aren't on MLS.
