@JORGE RIVERA - Have you considered trying to wholesale a few deals to save up the cash you'll need to be able to use hard money for your flips?

Welcome @Daniel L.! How far south are you willing to go? most of the meetings I attend are in the Ft. Lauderdale or North Miami area...
I know there's a Palm Beach REIA (http://palmbeachia.com) but I haven't gotten around to attending one of their meetings yet.

Welcome to BP @Jonathan Plummer! The first step to being a great wholesaler is having great deals...There's a ton of resources here on BP discussing how to market for off market properties - I would start there. Once you feel like you have a solid lead, perhaps consider partnering with another wholesaler on the deal - they can show you the ropes and you can both make some money.
Best of luck in your investing!

@Ron J. when you say "flipping" are you talking about fix and flips or wholesaling? Lately people (in South Florida at least) are using the term "flipping" for both...

@Michael Acampora - Though there are some great ones, I couldn't agree with you more regarding the quality of some of the agents down here...Welcome to South Florida! Haha! Good luck with your investing. If there's anything I can do don't hesitate to reach out.

@Buck Savage - The local investor meetings I like to attend are:
- DREIA hosts a monthly event in Miami Shores on the 3rd Wednesday. Occasionally they also do an event in Ft. Lauderdale on a Thursday (www.dreia.org)
- BREIA hosts a monthly meeting in Davie on the first Wednesday (www.breia.com)
- @Dawson Johnson runs a weekly lunch meeting every Thursday in Ft. Lauderdale - one of my favorite meetings. (http://www.meetup.com/REandB/)
- @Account Closed organizes a meetup of BP members in South Florida, usually meeting in Ft. Lauderdale (http://www.meetup.com/GREAT-Opportunity-Las-Olas-Real-Estate-Investors-Meetup/)
- Weston Real Estate Investors Network is a lunch meeting on the last Wednesday of every month (http://westonrein.com)
I know there are many others that I myself don't yet know about as well...Perhaps someone else can comment on those...

@Jarrett McNeal try to remember to tag someone (type '@' then their name) when responding to them directly (or just quote their message) so they'll get a notification that they were mentioned...I almost missed your reply :)
You can find rehab deals on the MLS, but there's a lot of competition there so good deals are hard to come by. If you aren't planning to do your own marketing for off market deals, I highly recommend connecting with some wholesalers. I'd be happy to help you find your first rehab!
I wrote about the main meetings I attend here: https://www.biggerpockets.com/forums/311/topics/238766-new-member
I've also recently started to attend another lunch meeting, which takes place every week on Thursdays. LOVE this meeting - one of my favorites. @Dawson Johnson runs it - there's a link to the website in his profile.

Welcome @Richard Petrocelli! I'm originally from New Jersey as well! New Jersey will always have a place in my heart, but not only is the real estate down here much cheaper, we've got much better weather as well :)
When you say "flipping" are you talking about fix and flips or wholesaling? Down here a lot of people are using the term "flip" for "wholesale".
I highly recommend checking out some of the local investor networking events. I wrote about the main ones I attend here: https://www.biggerpockets.com/forums/311/topics/23...
