Bring business cards if you have them. Other than that, just be honest about what you know and don't know, and just be yourself!

If you have access to private money you have a lot of options...It's really just comes down to what your lenders are comfortable with...

If you just plan to use bank financing, you're limited to properties that the banks are willing to finance, which means they need to be in pretty decent shape. Banks are unlikely to lend on a property that isn't already livable.

Welcome @Didier Garcia! I used to work in tech as well, and made the move to REI for the same exact reason...

I highly recommend attending some networking events. Making connections in this business is invaluable. The people you will meet have experience, knowledge, and may be a good source of deals for you.

@Sean Dulcio - As @Brie Schmidt said, it partially depends on your purchasing power...Are you planning to pay all cash? Or do you plan on getting financing through a bank or HML? This will somewhat dictate what kinds of properties you can consider...

You can certainly link up with some realtors and they can show you stuff that's listed on the MLS...But some of the best deals are off-market, and for those you'll either have to either do your own marketing, or buy through a wholesaler. Auctions might also be an option, but again, the "best way" to get a property is going to depend on your purchasing power...If you need bank financing, MLS is probably your best bet...
