Are there any multi-family properties in Little Elm that you would be willing to move into? If you buy a 2-4 unit multi, you can use an FHA loan (3.5% down). Buying out of state for your first rental is tough. I'm in Indianapolis, buying multi families here and lots of out of state people are getting taken advantage of. Prices are low here, but you get what you pay for. Buying something that you can live in and manage yourself will be a lot easier if you can find something that makes sense financially. HOAs are problematic for all the reasons mentioned above, but the main one is that they often come with restrictions on number of units allowed to be rented. Before you buy anything review the docs and bylaws to check for any rental restrictions. If they are instated later, you might be grandfathered, but the decision is in the hands of the people running the HOA, not you.

I can't help with the Bay area, but just wanted to send words of encouragement. I buy multi family properties in Indianapolis and also house hack here as well. Its a great strategy. You have to look at a ton of properties to find a good one no matter where you live. Don't get discouraged! If you stick with it, you'll succeed!

Hey! Congratulations on the house hacking plan. Its a great way to start in real estate. My husband and I are house hacking at the moment in a duplex and its great. In Indianapolis we can live for free through house hacking, but I know that elsewhere in the country that's only a dream. Of course, we also have to live in Indy! Let me know if I can be of any help as you're getting started....
Contractors are a tough bunch. I've worked with a number of different people over the years, but don't have anyone I could comfortably recommend to you. I would come to CIREIA and INREIA and ask everyone whether they have recommendations. Somebody there should have some contractor they could heartily recommend! Good luck....
