@Jonathan Lake

Thumbs up for Ivan Barratt!  I would also highly recommend Aaron Reel with Athena PM if you're close to downtown, or on the eastside....

@Karla Talancon

I don't know of anything happening while you're in town.  I like to use the trulia heat maps as a general guide.  If you look at red/pink as A, yellow as B, light green as C and dark green as D.  There are some blocks that are dark green that I'll buy in though.  If you're in town you can drive by stuff that seems to be borderline.  From CA I might find somebody who you trust to give you advice.  Indy is really block by block...

They just added another green!  You'll get the idea though....

Good to hear that about East of State.  I'm still leery of that area, but I trust Will!  What's going to happen to all these apartments we're building when the market crashes?

@Len Smith -- Hey!  Welcome to BP!  There is a CIREIA meeting tomorrow night.  Great networking there for people getting started.  First meeting is free.

@Doran Summers - yes they'll do 80%.

@Gabe G.

Crane was at 4.3% recently for a loan I was working on.

Hey all!  The loans through Crane are commercial, generally fixed rates for 5 years, not fully amortized.  And they hold their own notes, so no caps on number of mortgages.

Hey Morgan!  I've asked all my lenders, and they'll only work with you if you live in the state.  Totally unfair.  Let me know if you find anyone doing what you're looking for.  Dialing for dollars is in your future!

Hey Kim!  I've used Pam Cook (google Pam Cook/insurance/Kokomo and you'll find her) for my residential properties (full replacement cost, great policies) and am working with Derek Lacy for my larger commercial properties.  I recommend them both highly.

I'm working with Mark Dunn at Crane Federal. Excellent so far. I don't know about limits, but they do 80% LTV at a 20 year AM or 75% LTV with 25 year AM.
