Steve Surette.  Google Gibbs Surette Inspect and you'll find his contact info.  I consulted with him on a project.  Didn't use him as I didn't buy, but he gave me quotes and treated me very well.  Good luck!

My residential insurance is cheaper and offers much better coverage than my commercial policies.  My small rentals are covered through AAA. AAA doesn't mind that I'm renting the properties as long as I'm a 'mom and pop' operator.  PM me if you have any other questions.

Hey! 10 loans is max for 30 year fixed rate residential loans. Not hard to get loans 5-10 but you need to have cash to cover the bank's risk. I think its 6 month PITI reserves for all rental properties. PM me if you want my mortgage guy's number. He's great with investors. I have a blanket guy too, but I think he only writes in IN. Big thumbs up for between 38th and 46th and between Meridian and the fair grounds.  I have some great properties up there.  South and east of Butler not so great.  If you're not in Indy be careful where you buy!  Too many CA guys are getting burned with bad info from agents and others in Indy....

Don't listen to people who tell you not to take action!  Renting your old house can be a great entrance to investing.  Are you coming to any RE meetings here in town?  There's lots of knowledge and support for beginners at the meetings.  CIREIA, INREIA, various meetups.

My PM has 7 maintenance guys who handle everything from HVAC to roofs to turns.  Good maintenance guys are key to keeping tenants happy and units in good shape!
