Check out the link.  I've classified the heat map as dark green = D, light green = C, yellow = B and pink = A.  Its pretty accurate, especially if you're just starting out in an area.  Let me know if you have specific questions.  Good luck!

No hesitations about that area at all.  Just make sure that you have good rent numbers.  There are a lot of rentals in that area, so you can't push your rents too high because of the competition.

Hey @Michelle T.!  Long time...  I've also heard good things about Derek.  I'm using Athena Property Management (Aaron Reel).  I'm not sure how much he manages in Warren and Wayne.  I'm in Center, and I've been thrilled with his management so far.

Finally!  An investor in IN looking for 2-4 units!  Welcome....  I live downtown and have been buying 2-4 units in better areas here in Indy for the past 4 years.  Looking to get bigger now, but I'm happy to answer any questions you might have about multis.

Do you have low interest rate/30 year fixed money on the current 3? If so, you might want to consider leaving those in place and start buying through your new LLC for new purchases. I don't know of anyone doing 30 year fixed money in an LLC. The amortization period and fixed rate terms are issues, because most of the mortgage guys I've spoken with won't go above 20 years with a 5 year fixed term, which kills your cash flow and exposes you to interest rate risk (when rates go up - which they will, right?). I'm in the same position that you are with multiple recourse, 30 year fixed rate loans. I'd also like to use an LLC to buy, but have decided to leave what I've got in place and change the business model with future purchases. I have a portfolio lender here in Indy that you could talk to about options. PM me for his info.

How many units do you have?  Scattered site or apartment complexes?  Different companies in town are better for different portfolios.
