I'd find a different town. AirBnB + Nashville = No Bueno. You're going to get shut down. And to find a single family that cash flows as a LTR is next to impossible. You have to ask yourself, when they take away your permits will the townhome rent for 1250 per side? My guess is no chance. And I wouldn't bother with anything that rents for less than that. If you want to do short term rentals buy a cabin in pigeon forge and find a lender that will count projected income in favor of your DTI I've done it many times.
Looking forward to the rest of your story.

A giant TV and a cable box for each room or you won’t get good reviews in my market.

Kwikset 910 use the same code until someone does something creepy then change it. Which basically never happens.
I decided it would be too hard to scale if I’m fooling around with locks. The time spend changing codes is better off spent looking at “prahduck” as grant cardone would say!

Paul Sandhu nailed it as usual. Sounds like this guy is just another dude trying to put something he doesn’t own on AirBnB to make a buck. You’re better off getting a job and saving for something you can buy and own. And if you want to put that on AirBnB make sure it’s not in a neighborhood

I agree with everyone that’s replies. We should be allowed to do what we want with a property. But you should not want to short term rent in a neighborhood. It’s not fair to the people that live there. Would you buy a house knowing the next door neighbor was airbnbing? How much do you like loud music and puke?
There is a difference between an “AirBnB” and a Vacation Rental.

Check out your competition on AirBnB. Find the guests with the best and the MOST reviews and rip them off. In my market all the log cabins look the same right down to the same couches. And they all stay packed unless they’re terribly outdated or smell like dog urine.
Again, market specific, but if I were to buy stuff off of craigslist for my VRs I’d be dead in the water. Craigslist is where I get rid of the old stuff I just replaced with new stuff. If no one comes to get it in 30 minutes I take it to the dump.
You can get a king mattress boxspring and frame on amazon for $700. Look for the zinus brand. They get nothing but compliments. But some nice couches and giant TVs from Walmart 55” is under $300 with Roku look for TCL brand or the 65” sharp.
Share your listing when it’s done! Good luck! I want to come to Montana

Nancy Bachety couldn’t agree mode with your Quick Tip. I leave a response to every single review. You check out your competition and they only respond to bad reviews.
