Hello and welcome!

So, you have to have all of your August and September bookings by now. Gotta work on them early in the season. In a beach market such as PCB you hibernate. And right now being first of September already, you're a squirrel that just realized you have no food for winter. Too late -and you'll starve. So. You have to carry it with cash out of pocket.

Can you get a few stragglers between now and the end of October? You bet. Can you get a snow bird for a few months in winter? Only if it's small and inexpensive. Generally anything bigger than a 2 bedroom condo will not get a snow bird in this market.

The real problem here is that you have a PM and you're not letting them do their job. I totally understand your concern, but you have to let them do their job or you have to fire them and put it with someone else.

You do of course have the option of taking over and doing it yourself which is what most folks on this group do -but of course we realize that's not for everyone.

*There are variables involved with the above based on the size and type property.

Gotta love BP!

so buy new sheets! Amazon is a wonderful thing. If you're not managing the property why are you involved at all? I think there are some tweaks that could be made here to ensure your success and I have to say with the little knowledge I have I'd probably side with your cleaner on this one. Especially if you're not her boss.

To answer your actual question as a guy that lives here..... look to Turno to find cleaners. There are also facebook groups for finding short term cleaners in the area. I doubt you'll find one here. I'm not giving mine up :)

I agree with John. I don’t think I’d be proud of this fact as someone that’s getting paid to manage (you)

I’ve done this many times but I find it’s a max of about 4 months before you have to get there and learn the property.

You can’t sell your product if you don’t know anything about it.

Go touch it smell it feel it learn it know it.

Luke, Thanks a lot for the response. Is it your permanent home or do you rent your house out as well?

Both. I live here and have rentals here. You’re looking for the short term shop.

Quote from @Chelsea Price:

Hi, folks, me again. :)
I know that many of you send a rental agreement to your guests to e-sign before booking them. Am I free to do this on any STR platform or only through direct bookings? What app or software do you use to do so? Lastly, why are some state by state templates free, and others cost $99 or more?
Thanks!
