I'll go first: we once had an owner not hire us to manage her property because we refused to market the home as "2 bed, 1 bath." Why did we refuse? Because one of the bedrooms had been converted into a music studio. There was a window from the living room looking into the studio, and a window from the other bedroom closet (acting as the sound booth). They didn't see a problem with this! HAHA!

Up until now, we have shot down any opportunities to manage rent by the room properties; however it is a conversation I am having more often these days and considering it more seriously. What are the pros and cons of rent by the room?

 Have you considered different team models? It is more profit/less headache building a team around you and your production than it is to carry the risk and problems of other full time agents hanging their license under you.. Unless you enjoy the training of new agents and educating on license law/commission rules!

We love our RE agents and recently hosted an open house with a great friend/referral partner... She and I were both surprised at the low turnout. When I sold residential, I did an open house every weekend and always had 8-10 visitors MINIMUM. We only saw 4 people on Sunday. 

In preparation, we posted anywhere and everywhere(!!!) and had cinnamon rolls hot and ready to share day of... Did we miss something? Are open houses a thing of the past? I haven't sold residential in a year, so maybe I am just out of practice?
