 Thank you for taking the time to respond! And agreed. We are working daily to improve process for scalability and a consistently exceptional experience. Unfortunately I don't have confidence in the master excel spreadsheet we are currently using (we are real old school) too keep up with the growth we are experiencing.

 I use LeadSimple and it's a great tool, but it's a layer of complexity and takes a long time to set up. I've been using it for almost a year and it's maybe 80% where I want it to be.

I used paper checklists until I hit 300 doors, then switched to Asana, which is easy to use and set up. I only switched to LeadSimple after adding a couple more employees. I sometimes regret the change.


 I came leadsimple, but we didn't use it for process management- only the CRM... Are you using it for both? Why do you sometimes regret the change? We are right at 300 doors right now.

Do any of y'all leave a welcome basket of some sort for your Long-Term tenants? 

My team and I are wanting to add a special touch (outside of the 2+ inspections / year we do) to let our tenants know that we care for them. Nothing too complicated, but definitely thoughtful!

If the numbers work, highly recommend you work with a PM who has solid tenant screening processes. Good news is, a well kept, higher priced property typically attracts higher quality tenants! We have a few $700+ properties that have done well in this market, even in the holiday slow down. Here to help and happy to if you have any questions!

Any feedback for the two showings you have had? While I have had more and more conversations with owners who are opting to rent after their property is not performing on the market, they are typically seeing more showings that 2 in 34 days? Has your agent tried to get feedback? What price range is your property in? Anything below $400k is still getting some pretty good traction?

Most professional managers will not manage a property with a home warranty.

 What about a brand new HVAC warranty? According to a potential client, there is only one vendor that can serve the HVAC to keep the warranty?

Currently, the only warranties we will work with are new build warranties and new appliance warranties. Even then, the wanrranty's vendors get 1 chance to get it right before we send out our team to right the wrong. We will absolutely not work with home warranties.
