I prefer a walk-through video, particularly if you can do a 360 walk-through video. I wish there were an easy way to erase my ugly mug, but I get a lot of good feedback from these videos: Example:

However, recently, we have had a few properties that are not moving and I am racking my brain for creative ideas to generate interest. The price is not too high or low, owners have shown flexibility in terms of the repairs and upgrades suggested... The locations of these properties are really great, and the units themselves are nice.

So, do you ever use virtual staging to move properties along? Any other creative ideas outside of professional photos/virtual walk throughs?

Just ordered 2 appraisals and had to appeal both to get the deal to go through. Anyone else have to deal with this? How did you handle it? It took me 5 hours to pull all of the info, dissect listing photos, etc!

We require that we are named at "Additional Insured" on our clients policies. This will give us the ability to quarterback any claims without needing to use the Owner as a middle man. Saves time and frustration. We have never asked for mortgage statements.
