Rochester, NY is a steady market.  I am biased, but I believe it is a top cash flow market. 

Keep writing down your goals. Tell people your goals.  Do not listen to other people when they think you are crazy.   Richard Branson said to " always be scared of your goals."  I write down my goals every day.  I want to have 35 units by 2018.  

Whatever you buy I suggest managing it yourself for at least 12 months. I learned so much self-managing a property. I have heard BP podcasts where a person goes for the home run and buying an apartment building their first time. I think that can work. Be patient, but one SFH is not life changing. Find a deal, run the numbers, and make an offer.

Have any of you done an S corp?  

I asked a few investors in NY and they said 1400 wasn't too off.  It's a bit annoying but that's the price of doing business in this great state...

What is the best way to set-up an LLC?

I have one but do not want to pay the $1,400 to create another one.

Welcome to BP.  It may benefit to partner with someone who had experience. If it is a great deal then you will find money.

Like they say 50% of a deal is better than 100% of no deal.
