There are lots of options out there. 

Keep saving and asking questions until you find the deal that's right for you.

Now is the time to learn as much as you can about the areas you would like to invest in as well as network and or tag along with a local investor or investors to see their day to day activities.

Start building a network of investor friendly contractors, plumbers, electricians and real estate agents to name a few. This will help when you do find the perfect place to flip.

We work with investors that have been flipping houses for well over 25 years with the same llc name with no issues.

However, I would start a new llc if you were partners with another individual only for a single project with that llc name. This would be to ensure he/she is not a partner on the next deals, if that is what you want? But remember this is not legal advice, i'm not an attorney or lawyer etc.

I would also dissolve the llc to ensure no further transactions are completed without your knowledge and or consent. This would also include any bank accounts, credit accounts and charge accounts etc.

Interested to hear the best way to pull money off a property that is paid off.

Heloc?

Mortgage?

Or?

The plan is to consolidate some bills and purchase another house to flip or use as nightly rental airbnb type.

The house is appraised at $250k

Would love to hear any and all comments and why or why not to go a certain route.

@Ariou B. That might be for the community fee dues for use of all the private parks, pools and rec areas. I am asking an agent local to the area as we speak and will let you know what it covers.

@Nick Watkins @Brian Garrett @Jered Collins Thank you, plan is to sell. This was not our property, we completed it for another investor. I would guess the purchase price was around $100-120k about $35k into it and it is listed for $289,950 holding cost on this one are probably around $4-5k. They stand a good chance to make an outstanding profit!

@Patrick Philip all bedrooms have carpet, bathroom is sheet vinyl.

Here are a couple of the before pictures as well as some additional before and after pictures too.

This one is not our house, we flipped it for another investor so not really to sure on all of the numbers. It will be listed soon and I will put a link to the listing once its listed, should be a day or two.

Hire a motivated and hungry younger individual that is a broker. 

I would not partner with a friend. Especially if you already have an existing established rehabbing/wholesaling business. Too many people do not know how to keep their emotions and feeling out of the equation. 

I have yet to hear of a story like this where it worked out great!
