@Blake King I personally would not save and wait in hopes of a better deal. I would get in while everyone wants a piece of the pie. There are some really great deals out there to be had! 

If I was going to do a first time home buyer loan. I would buy a 4 plex!

@Trevor Jackson Yes, is it possible. Don't give up! Use different techniques others are notusing. Don't wait for them to be listed on the MLS......

@Jennifer McElliott I agree with what @Account Closed said about fresh paint and new floors. If this is not a flip you probably will not get your money back quickly. Let me know if you need any contacts for flooring, paint etc. I can send you over some. Time is money in the rental business!

Lowes gives a great discount for orders over a certain amount. Order everything you need at once or just enough to make their minimum for the discount.

@Kathryn Bowden in case you don't know. 

I noticed in the picture, the gable end still needs some shingles at the very top installed unless you have since installed them.

I would say flagstone is more money, takes longer and is less stable than a simple wood design. Don't get me wrong! I love flagstone.

I wouldn't wait for it to be called out from the inspection. This will only slow the process for funding / selling the house. I would address it right away but would only build something just big enough to cover the existing slab / step. 

Here is a simple idea to cover it.

I would keep it simple, less is more!

Here is what we did on a house with an issue and concrete to deal with.

No handrails needed unless over 30" off the ground or more than 3 steps high.
