Based off the kitchen being open on two sides I would say go with the island. Looks like a great space but would feel dated in my opinion with the peninsula in that open kitchen.

What are they doing to the property?
Our typical time for a flip is 30-120 days depending on scope of work and size of property of course.
I would be interested to see the sow and details on this project.

Look at what is selling in your specific area.
Also look at the days on market etc. If there are a couple different styles selling in the area, go with the style that sells faster. Another good idea is to ask an agent familiar with the specific area you are located in and see what people are looking for.
We work in all different markets and areas / styles. You don't want to price yourself out of the neighborhood!

I agree, show it once it is complete.
Most people can not visualize what it could be. First impression is everything! Make it nice, but don't price it out of the neighborhood.
List for just under the comps in the area and you might just end up with a bidding war for your home. Seen this happen many times.

Some of our clients want all appliances and in stainless steel, mostly in Seattle and surrounding areas.
We have other clients that want all appliances except the fridge and white in color, mostly south and southwest of Olympia
