@Aaron McGinnis where would you recommend? if not Home Depot?

I would only do the rehab very minimum for rentals. Depending on the area would determine the style for sure.

Wow! @Paul Smythe If you guys need security cameras onsite? 

1) I would hope you have insurance in case something bad happens. Not exactly sure what you mean by that something bad happening? Please elaborate.

2) if you need to see if your contractors are working or not. Maybe you have the wrong contractors or project manager. 

Give them a timeline to finish with exceptions for unforeseen issues etc.

Too much competition....... I like properties that are not known about...... The ugly ducklings, so to speak.... that no one wants. I like to drive around and look for ugly properties.

Portland is a hot market! Much like Seattle.

@Lennox Matsinde In my opinion, multi unit is the way to go! Especially if you can pick up a duplex in the Seattle area for $500k. Its hard to find a single family for much less or close to that price. I don't know about you but I don't like the way a lot of people live and could not live with most people. I would not want to rent rooms out..... Units on the other hand are a different story.
