@Evan Bell The shower turned out pretty good. We cut and buff showers sometimes that have bad water stains. We use McGuires like what is used for cars. 

I noticed you still have the three handle controls for the shower. We always upgrade to the new single handle style in order to ensure nobody gets scolded from the hot water if someone else in the house turns on the water while (you or renter) are in the shower.

The place looks great! Good job!

I will be in Las Vegas from May 9th - 13th and would love to check out some properties while there. Any leads?

Any recommendations for investor friendly brokers, agents and contractors for Vegas

Would also love to look at some properties that have been flipped to see the level of finish and materials used etc.

Are there any areas to stay away from? Meaning: properties don't sell well in certain neighborhoods that are rough or? What areas are hot right now?

Are the properties big enough to build new? Sometimes for time and money constraints we will remodel a house instead of building new because of setbacks, septic, sewer and on and on. 

Each area is a little different. I would check with the city or county for the area before you tear down the houses.

If you remodel existing it will usually be grandfathered in for any setbacks, septic and or new requirements etc.

@Natalie Kolodij The houses sell great as long as it is priced right and listed with the right agent/broker. The area is a touristy/retirement area which is great!

There are some great deals to be had all over. We work in the entire state, if the price is right.

The homes seem to be selling in about 10-45 days, like I said, if it is priced right! Longer in some cases.

@Brenda B. Yes, the neighbors seem to love us since there are no longer any squatters in the house or garbage in or on the property. I will post some inside pictures tonight or tomorrow. The costs can't be too bad to this point. We have only done the trash-out, minor drywall repair, exterior paint and gutters so far.  

There are tons of people that walk these areas and are sure to thank us for improving their neighborhood. In fact, one neighbor even gave us a lead on another house.

This house is just a few blocks away from the other one we just finished up. Some of the neighbors noticed we have moved onto this house and were excited we are improving the neighborhood and bringing up their property values in the process. 

Funny thing is, we have another one we are closing on in a week or so, another couple blocks away in the same neighborhood.

Here is our next project.

This is a 3 bedroom 2 bath foreclosure that was a hoarder house. There was about 40 yards of garbage inside. 

Here are some pictures of the outside. I didn't get any pictures of it before the trash-out was completed on the inside.

@Brenda B. We try to not replace the cabinets if they are in good condition. They just needed a really deep cleaning and treatment with old english.

Do you stage your houses?

Do you stage for the listing pictures only? or for an actual open house?

If so, what is the cost in your area?

I would remove it all if cat piss is saturated into the floor and subfloor. If you leave it and try to seal it, you stand a really good chance of the smell coming back. That smell is one of the worse ones to get rid of. I would also take a moisture meter around the rooms in possible spots of spraying or missing the litter box etc. If there are areas in the walls that are wet, I would remove and replace that too.
