Grays Harbor is a great area to invest in. There are many deals to be had......

There are a few investors in the area that have been at it well over 20 years and still flipping....

@Anthony Giannette I usually don't give the mls listings much interest but occasionally will entertain the possibility if an interesting deal comes along. Most times there is way to much competition which in turn will drive the price up past what the properties ARV will be or with very little return/profit after the project is completed. Enumclaw and surrounding neighboring towns are great areas to have a home, close to everything but just out of the big city far enough not to be an issue for most commutes.

@Christian Wathne Let me know if you need any recommendations for help to improve your margins with more affordable labor. I have a few guys that do just that.

I like the North End of Tacoma around Ruston waterfront, NE Tacoma Dash point pretty much anywhere, NW University Place. 

Don't get me wrong I will entertain any area in Tacoma if the price is right. 

Tacoma is a hot market.

But the areas I really like are Bonney Lake, Sumner, Puyallup, Buckley and Enumclaw just to name a few.

Do you have a breakdown for the rehab cost? Curious to see how the materials and labor pencil out for that area.

@Don Harris I was not trying to "hijack" (as you put it) someones post. 

Was trying to show how the staging turned out on one of our remodels. 

I thought this (Biggerpockets) is a place to share what we have done. I didn't know I couldn't share pictures on someones post. Thanks for the insight. 

I never have an issue when people post pictures of their work on my post.

Looks clean! Great job @Michelle Hart Love the full light door too, great touch! 

Do you have a scope of work, material choices and suppliers you followed for this project?

What were the cost increase for? unforeseen issues or contractor didn't have pricing right for materials/labor?

Staging looks great too. I attached a couple pictures of a place we remodeled and had staged.

HD windows are garbage in my opinion. I would use Plygem windows as the warranty is passed onto the new owners. As far as doors go, we use a supplier in Seattle. If you would like more info feel free to pm me for the details. If the quality / warranty are not a factor, I would say go with HD.

The window supplier we use, custom build the windows to your needed sizes. This takes about 10 days to get the windows. If you use HD windows they are what they are in stock and would not recommend ordering them thru HD. We have ordered in the past from HD and they didn't deliver on the date promised.

Have you tried driving or walking for dollars? I really like the driving and walking for dollars. It works great for us. I like to drive around and look for areas with no real estate signs and then try to find a property that appears abandoned, neglected or empty in that area. To me an area with no real estate signs means, it is a great area to live! I mean if nobody is interested in selling it must be a good area.

@Susie C. First off, welcome to the Seattle market!

1.) Standard terms of payments? We don't give 30% up front unless we have worked with them on prior projects. We have a predetermined pay schedule as long as the timelines are being kept up with the contract.

2.) Things to include? Timeline for things to be completed, materials choices and guarantee for the work being completed, to mention a few.

3.) Big Box stores? We do not set up accountants at small or local building supply stores as the pricing is generally too high and also if the materials don't get paid for by the contractor ordering them, the property will get a lien attached to it until the materials are paid for by the store. (Big box stores offer a re-loadable card if you are taking care of the materials cost and they only supply the labor.

4.) Is it acceptable to put up a nest camera? I would not set up a camera. If you don't trust the contractor or have a bad feeling, I wouldn't use them, period. 

5.) In short, anything else? I would ask to talk to some previous clients and yes investors not retail clients. As retail is a different avenue altogether with higher rates than what is typicallyy offered to investors.

Sounds to me like you might need a project manager to ensure schedules and quality are being kept on your project.
