@Roy N. The salt air does not affect the comp roofs much, it's the nails used that fail. Just like siding too. The nails rust off and the siding falls off, just like with roofing.

I personally really don't like the look of the metal roof and would only use metal on a high snow load area. This will help ensure the snow will not build up on the roof, as the snow will easily slide off the metal roof.

Also I would say the metal is not always going to outlast the comp roof. The metal roof near salt water tends to fails pretty quickly!

@Account Closed I have not done any wholesaling of any properties at this time. My focus is more of the "buy the ugliest house for the best price, rehab and sell for current market price".

I have had a restaurant, campground, 5 unit apartment building and lots of single family properties for rentals. 

I like the fix and flip best. Get in and get out and move onto the next one.

@Account Closed I would love to hear more about the $80k-100k profits per house. Do you have any details for a property you have flipped? Before and after pictures?

If you can buy houses in Seattle for $300k? I would buy every single one of them at that price! Unless of course it is directly next door to a city dump or transfer station.

I am entertaining the idea of looking in Arizona and Las Vegas for some properties to either flip or hold for nightly and or weekly rental for tourist.

All though flipping is where the profits are. I wouldn't mind having another getaway spot!

That even seems higher than retail pricing.

Those are way too high of prices. Unless you want the best finishes and products money can buy.

@Steve Babiak How do you hook up the lines with such a limited size hole to work with? I understand the idea of the cover plate and that's great. Just don't know how you would braze the lines or tighten them with a wrench. Unless you had an access hole on the back side of the shower in the adjoining room maybe. We also usually also move the controls up in order to reach them better while showering and also raise the head up too as many people install them too low. Which is fine if your 4'6" tall.

But since this is a rental, it will work fine the way it is.

Maybe offer to clean it up and paint it. The money you have knocked off the price could be added back to your property once completed. Paint is cheap!

Or, renting it out is always another option.

It looks like you will be alright with the numbers you shared. Would be nice to get the additional $50k back into the profit margin.

@Eliot M. If someone is living in the house the windows can not be boarded up. If there was an emergency, a fire for example. They would not be able to escape. You might want to talk with the city or county and fire department to see if they are aware of them living in a house with windows boarded. 

There might be more to the story about them having their windows boarded up. They could have a mental illness and need help. I have seen this happen in the past at other properties neighboring flip houses.

Forgot to mention, the only issue with updating the valve, is the shower will also need to be replaced, because the new valves are not located in the same holes.
