@Simon Shih we have well over 600 photos of the process from start to finish of this remodel. I will post some before pictures later this evening or tomorrow evening.

@Charlie John @Joy Panebianco we were the contractor for the project not the property owner. A house this size will typically be between $75-$150k to flip depending on materials used and how extensive the project is.

When possible its best to remodel in my opinion @Joe Kooner we have torn down all walls but one for a remodel in the past and once final inspection was done we pulled another permit for a remodel and after all of that you basically have a complete new house. This way you are grandfathered in for property setbacks etc

lowes has better pricing for Sherwin Williams paint. We use a light gray, covers and hides well. White trim

@Mary Ann Casey@Linval T. Thank you, This house is a little over 1600 sq ft with a full basement that we finished out with a 3/4 bath, laundry room and den/office. Its a 3 bedroom, 1 3/4 bath with family room, den/office.

Everything in this house was replaced except the gas hot water heater (it was only a couple years old), forced air heating system (same age as water heater) and the tub was refinished. Even the electrical was upgraded and the entire plumbing system was removed and re-plumbed.

@Karen MargraveIn Seattle for a remodel you submit your current floor plan and also the floor plan you plan to use. This is a quick process, I think the last one we did took a day to draw up and within a couple days we had the permit. Not sure how long for new construction and I'm sure different projects can vary. The cost is based off the total cost of the project.

I would remove the drywall of the affected areas and dry out the wood structure if its wet. Once dried completely, apply an antimicrobial agent to the affected areas.
