“Dealing with Contractors in Your Real Estate Business”

One of the most challenging aspects of renovating distressed properties, whether for rental or retail purposes, is finding and dealing with contractors and repairmen. Anyone who has been in the business for longer than 5 minutes can tell you countless stories of contractors not showing up to the job on time (or at all), showing up drunk, or doing work that LOOKS like they were drunk while doing it.

While there is unfortunately no panacea to cure all of our contractor woes, there are certainly some tips and tricks to the trade that can help keep your project on time and under budget (or as close as possible), and help reduce your risk and exposure to possible liability due to injuries, poor workmanship, or unpermitted work.

Michael, while everyone else is beating you up about not buying in your "own backyard", I completely understand your dilemma.  There are countless California investors who don't really have the means or desire to buy a $500,000, 3/1 with 1300 sq ft as a buy and hold or renovation as their first deal in 12 years...so they seek the more affordable areas in the midwest, southeast, etc.  It's definitely more difficult to manage a renovation or rental from a long distance, but it's easier than managing an expensive property that might sink you because it's way outside of your budget and/or comfort zone.  But talking about that puts me in a category with many people on BP which I'd rather not be in, which is answering a question you didn't ask.

As far as your question is concerned, you are not crazy to request a copy of the contract. I have purchased dozens of homes from wholesalers, and I would NEVER agree to an assignment unless I knew WHAT was being assigned to me. The contract that you are accepting to be completely bound to could have no inspection period, a huge additional EMD coming due...and a million other things. If that won't show it to you...tell them thanks but no thanks.

After a successful run at Maxco, Tom was recruited to hold the position of CEO at Airlift Company, a manufacturer of automotive air suspensions. Tom held that position for 20 years before his “retirement” in 2007, overseeing massive growth and expansion at the company.

However, running a multi-million dollar company didn't prevent Tom from testing his real estate acumen. He was the co-owner of Brook Development LLC, which developed six single family subdivisions in Michigan, ranging from 18 to 113 lots. He was also the co-owner of Loch Woode Development, which built new construction homes. Today, he is the busiest "retiree" in America at age 74, running his renovation company, "Nonsuch Investments LLC", which specializes in flipping houses and real estate development in the Greater Pensacola area.

I hate to play "one up you" @William Allen, but I'm going to in this case because I have a classic story.   I ran into Roy Jones, Jr. at Chuck E. Cheese while he was at a friend's birthday party.  I was playing the football game where you throw it into the different sized holes, and he comes up and just starts talking smack out of nowhere.  I don't really get star struck, so I challenged him to a game.  So, we go head to head, and I absolutely smoked him.  Probably the only thing I could beat him at.  Well, that and paying my taxes.  I'm current...and he owes about 3 million or so.  Unfortunately those cheesy Island Fights at the Civic Center don't pay 7-8 figures like in the old days.  See you at the PIG meeting, bud!

No, @William Allen, she's in Orlando or somewhere in South Florida I believe.  She's been around on the speaking circuit for ages.  Most of the feedback I've heard has been positive.
