There’s an old real estate axiom that says, “you make your money when you buy, you just realize it when you sell.” However, it can also be said that you make (or save) money when you DON’T buy, yet you don’t realize THAT until you end up in a unprofitable deal you live to regret.
The key to a long, fruitful career in real estate investing is not just about the properties that you buy, but about the properties you don’t buy. If you limit yourself to deals that a Realtor can find on the MLS, you will starve in this business. But if you develop relationships with wholesalers PLUS have a CONSISTENT marketing plan of your own, you can make a very nice living, and build tremendous wealth over time. I have friends and business associates making money in EVERY area, in EVERY market. Those who say it can't be done are just making excuses (sorry if that offends anyone).
I've been investing exclusively in the markets that someone on here said were "too saturated" for nearly 14 years, and have consistently flipped 12-15 houses per year. I've done it in 2003-2004 when there were less investors, from 2005-2007 when everyone and their uncle, brother and half sister were buying real estate, and in 2009-2012 when financing was scarce, buyers were few, and prices were falling.
In this business (and any entrepreneurial pursuit), you can either make excuses or make money. It's up to you. It's not easy, it requires hard work, determination, discipline, etc...but you can flip houses in EVERY market, and make a good living, with or without 100% cash.
