There is an old adage in the real estate investing industry that says, “You make your money when you BUY, you only REALIZE it when you sell.” And while I agree that “buying right” is a critical component of real estate success, the saying seems to indicate that there is very little real strategy to the selling process, but nothing could be further from the truth! Those who have achieved great success in the fix & flip business have learned that there are some real insider secrets and techniques to realizing bigger profits than their competitors, while selling their properties in record speed.
At this month’s meeting of the Professional Investors Guild, we will be continuing our discussion on these expert tips to making larger profits on every renovation, and outperforming your comps in both price and days on market. We will briefly review the first 5 strategies from part 1, and then we will launch into the REAL MEAT & POTATOES, 5 more fool-proof strategies that will take your renovation business to another level.
Some of the topics to be covered include:
-> Is the “retail big box store” pricing strategy the best thing for selling houses?
-> How to make sure your MLS listing JUMPS off the page at potential buyers
-> What is staging and is the additional expense worth it on every deal?
-> How to create a buyer “feeding frenzy” / bidding war on your rehab...
-> And SO MUCH MORE!
If you have ANY interest in renovating properties for resale, or are already in the business as an investor or Realtor, this is a meeting you DON”T WANT TO MISS! So mark your calendars for TUESDAY, August 8th at 7 PM (Registration and networking at 6:30 PM) at the Pensacola Bay Center in Pensacola (plus live streaming nationwide). Open to members and first time guests, so bring a friend and come join us!

“Contracts, Clauses, & Contingencies” w/Attorney, Kerry Anne Schultz
If there has ever been a real estate topic that EVERY level of investor needs to stay brushed up on, it’s in the area of real estate contracts. Beginning investors are typically fearful of contracts, and let their lack of knowledge keep them from moving forward on potential deals. Intermediate investors know just enough to be dangerous, and oftentimes write up their own contingencies or clauses that are sometimes vague or incomplete, and border on practicing law without a license. And experienced investors many times let their success go to their head, and just get downright sloppy in the area of contracts, sometimes opening themselves up to legal problems and unnecessary liability.
At this month’s meeting of the Professional Investors Guild, we are privileged to have one of the area’s leading experts on real estate law, Attorney Kerry Anne Schultz. Kerry Anne has taught workshops and seminars around the state, including for the Florida Association of Realtors, and other major real estate and legal organizations. She is a dear friend of our guild, and has taught at previous PIG meetings on topics such as landlord-tenant law and entity structuring. She will be bringing her unique combination of energy, enthusiasm, and unparalleled expertise to this month’s PIG meeting, as she shares some “must-know secrets” for investors and real estate professionals.
It’s not often that we can nail down an expert of this caliber, so do yourself a big favor, and DON’T MISS IT! Mark your calendars and smart phones for THURSDAY, July 20th at 7 PM in Destin/FWB at the Emerald Coast Convention Center, and via Live Streaming. Open to members and first-time guests, so bring a friend and come join us!
