Hi @Monica Johnson, I started using Burbz because it's free and handles my tenant's rent. They pay bank-to-bank, which is great because I have my QuickBooks connected to my bank.

We love dogs but they do make maintenance a lot more difficult some times. We typically follow @Cassi Justiz approach of always having the tenant at home.
Sometimes it can't work out and we'll need to coordinate the dogs to be put outside, in the kennel or doggie daycare.

I like @Joe Splitrock suggest. 9 people is a lot of potential damages to your property.
Or, work out a longer term lease so you can minimize any time between tenants while you repair the property.

We've consider using IKEA cabinets before. Maybe I'm bougie but I worry about the longevity of anything IKEA.

@Todd Powell, I recently started with The Burbz. I met @Kenny Dahill on BiggerPockets, he's one of the founders!
The experience I learned from tenants is they want a non-real estate app like Venmo or Zelle. We put it in our lease as a requirement they use The Burbz. It's still free for the tenants. My husband and I just feel more comfortable using a real estate software than Venmo. Plus it's easier for us to track, not that we have a lot of units but being centralized is important to us.

@Sonny Samuelson, I am curious how neglect of the sprinkler system caused big foundation repairs.
I would research your state laws and define what neglect is first. You could start in the real estate department of your local/state.
Also, I would inform the PM they are in breach of their contract. First you'll want to review your management agreement for how they handle neglect.

This sounds like a nightmare I would not want to be part of.

Does anybody have a good link to learn more? I'd prefer not to read the entire bill. We have some rentals here in-state so it'd be advantageous to us to get educated.

College students can be rough, but they can also be good for cashflow. Every tenant is a 'renter' in theory, compared to a family. You can always ask for a higher deductible. Also, try to look up their social media to see if they always party at a house, go out to the bars/clubs or perhaps don't party.
My suggestion: if you're comfortable and can really screen tenants then go for it.
