Omgosh, I graduated from Newbury Park High about 100 years ago, ( ok I'm not really that old but it feels like it) Ok I hope it isn't to late for you to read this. First of all you need to make a report of elder abuse to adult protective services. There are 7 different things that can constitutes elder abuse, only 3 or 4 of the action need to happen for it to be a criminal offense. ( oh it makes my blood boil how do you mess with the elderly animals or kids ) sorry I'll try and calm down, any way that's the first thing you need to do because she can't be at grandpas in long beach and the la co jail down town la. It's not Tennessee justice But it close. Just in case you don't know how to find adult protective services call social services, there should be a recording in the very beginning of the speal that says if you need to make a report to cps or adult protect dial extension or call # or where ever they direct you. If you don't get IMMEDIATE assistance call Sacramento cps main office and they should be able to light a fire. Especially if there a crime being committed against your grandfather. I would also call the police and ask to speak to the officer in charge of this kind of crimes, they will know immediately if there's a crime being committed and like I said it's hard to mess with grandpa if your butt is in the pokey!!! That would also really fix her little red wagon with regards to the 18 k she claims she's owed. It's hard to convince a judge that you've been wronged if you show up in county blue and in hand cuffs. Feel Me. If none of these bear fruit, and I can't believe it wont help. Then start eviction immediately, On the grounds of one of your family members wants to move in to take care of grandpa. Rarely will a judge rule against that type of situation. Especially if she sitting in the poky already. ( sorry it tickles me to think of the look on her face when they come to hall her off, you don't mess with the elderly animals or children I digress sorry) I really hope this helps I feel for you Brother. Hello All,
If I could throw my 2 cents in here. It's always smart to get the advice of an attorney. Knowledge is power !! I would also speak with the tenant. You don't want to make a tense situation worse, and like I read above more damage could easily be done, If the tenant leans towards violence. ( Not sure if they do but I won't chance it. Not renewing the lease is also a GREAT idea. Is that going to be very far in the future I hope. Also make sure to document the damage, Just in case there is a court date in the future, It's always good to show the court what you were dealing with. I wish you the best of luck

Hello all,
If I could throw my 2 cents in on this, also make sure to look at rent rolls and vacancy. a multifamily is worthless if it sits unoccupied. If there are newer building in the area it might be difficult to rent. Check on differed maintenance. You might be able to get a better price if there's a bunch of differed maintenance awaiting the new owner. also you probably would do better with a cap rate closer to 7 or 8 or 9 and if your lucky 10. Oh and just a wild thought, I've seen some post where people are wondering about turning part of the multifamily in to an AirBnB. I'm not sure what the zoning laws in your area are, truth be told I don't know what they are WHERE I'M AT ;]. If zoning permits that might be a thought. If you made some of them themed rooms, then it would be one more unique draws to the AirBnB part. something like a cave room or a tiki hut or a undersea adventure, I don't know I'm just pulling them off the top of my head. I've read several articles lately who spoke about the largest demographic right now THE MILLENIAL!!!!!! Yes them and apparently they are way more in to experiences then being tied to a mortgage. I hope this doesn't sound ridiculous. Best of luck to you.

Hi there all,
It will never cease to amaze me the raw intelligent you all have. I think if zoning permits it's a good idea. I've done some research on MELLINIALS and it's said that they send the funds on experiences and so if you Airbnb has maybe a theme then it might help to rent it more frequently. The beach a French cottage Kind of like the Madonna inn located in central-nor California. Each room is different one looks like a cave, one like a beach cottage and so on just research what that particular demographic is into, You might have to update the place more often but if your getting 2500 a month on a place that might rent for say 700.00 a month is could be doable. And it seems like a great idea, Just one girls thought. Best of luck to all of you
