I'm pretty sure theres and fha loan program that allows you to live in one of the units and do the work yourself. I'm not sure what the title of the loan is called. But if you call the national information clearing house in DC they know just about everything there is to know and if they don't by gosh they sure know who to send you to. Also I'm not sure if theres a  rural part of Buffalo but if there is you can also speak to rural housing authority. They have a lot of low interest loans available as well. I'll look over some of my notes and see if I can find the number of the loan I was talking about.

theres a loan program for multifamily offering that super cheap as long as one unit is occupied by the owner.  You mentioned that theres quite a bit of rehab needed. If you lived a unit while rehabbing it you would qualify for the fha loan. Just a thought

Post: Should I charge late fees for late rents?

Instead of charging a late fee perhaps word it like this. Rent is 750.00 and is due by the 10th of each month. If rent is paid  in full by the 5 th of the month a 25.00 credit will be given towards the next month rent.  I know it seems silly but if you are charging say 700.00 a month anyway you wont be losing anything but it gives the tenant an incentive.  It's just a thought.  This way if rent isn't paid by the 5 th the late fee is already built in. If on the 11 th rent is still not paid the post the 3 day pay or quit or whatever you have in the state your in. Best of luck

Post: Section 8 tenant that is breaking the lease

You should absolutely go to the section 8 office in person.  It may due you some good to even contact the main office in DC.  Section 8 is a wonderful program that helps low income people obtain decent rentals at a price they can afford.  In return for renting to a section 8 participant you are give certain considerations.  I know that if you include utility's you will be able to charge the max amount of the rental.  As for the lawn, it's in your best interest to keep up the  lawn, like someone said look into a lawn service to do the mowing and add that to the rent. When you get a new tenant  in the rental, offer a small stipend to the new tenant if you don't want to hire a lawn care service. 30 dollars is a lot of money to a lot of people. Of course these are only suggestions, but I know landlords who would give there eye teeth to fill there rentals with section 8 tenants.  It's just a matter of screening and what kind of tenant your looking for. If you find a tenant that's a good fit for the rental and the rent is guaranteed what more could you ask. Just one persons thoughts'. Best of luck to you. 

In California there is a civil law called the Implied Warranty of Habitability. ( California Civil Code 1941.1) In part it states that a rental must be free of pest have heat running water plumbing windows doors etc all in good working order.  The tenant could take you to court for a breach  of that law.  It's my understanding that in Canada the courts side with the tenant a lot of the time. If there's any kind of law on the books in your neck of the woods TREAD VERY CAREFULLY FRIEND, God forbid the tenant takes you to court and on the morning of your hearing the judge and Mrs. judge have a knock down drag out over her dead beat brother and unfortunately YOUR A DEAD RINGER FOR THE DEAD BEAT BROTHER. Hey don't laugh it happens a lot more than you'd think. In which case you could be ordered to pay for her moving cost or whatever the judge comes up with.  If there are pest in the rental, take care of it which you  have, THEN explain that you will try to get another renter in and whatever time in June they occupy the unit you'll refund her. I think it's not unheard of that if you rent a unit you can pretty much expect to be there a minimum of 2 months first and last months rent.  She looked at the unit before moving in and didn't see signs of pest. AS for the other complaints she has, Take note and do your best to get her out and on her way without any big issues. It will probably be cheaper in the long run,Best of luck
