BP is such a great place, I just added to a thread several times to a man named Garrett ( sorry can't recall the last name yet not NEARLY ENOUGH COFFEE OR SLEEP) Any he was wanting to set up a tiny house community somewhere on the eastern seaboardish area. May be you can check him out and if I can get another pot of coffee in me fast enough I get back at you with his last name. And just in case you don't have a lender in place keep me in mind weve never done that sort of multifamily offering but its good to step out of one comfort zone just to make sure your still shiny : ). Dear Alisha,
The first couple are always the hardest. If I may be so bold have you looked in to multifamily units 4 and under are not considered commercial HOWEVER 5 units and up are. The differenc is the kind of financing available to you. As women we are in a minority group so there are also government loans and grants available. If you go to the federal government information clearing house they have a cornucopia of infor. Plus if you buy a multifamily you can stay in one and rehab the others as nessecary, Now you have a place to live that other people are helping you pay most of the mortgage on but your building cred with the local banks who buy the way LOVE to fund multifamily offerings. Hi it's Melissa again. I've been going over all the really great replays, and one stuck out to me ( well they all did truth be told). And I'm thinking over here that if you could find a mhp either going belly up or in distress due to poor management or owner who don't give a fancy rat backside about the park then what would stop you from allowing tiny homes on one part with regular mh on the other, the infrastructure is all ready there. As long as the basics fresh drinking water, septic system {or clean out for more organic offerings} laundry a place for kids to play so on I don't see how or why you'd be turned down, Tiny homes are generally much better built than say an RV, which are meant only for short periods of time to be live in. They use crappy material and with in a year things really start to show it. Tiny houses are built to be lived in 24/7. Many are one of a kind and built with good quality and great materials. I stop now sorry I just think of all the homeless people out there who need a place however big or small to call their home. I think this might fill at least a small part of that need. Oh and don't forget about section 8 housing. Those are like having an atm in your living room just spitting you out cash month after month.

I posted on this subject a little bit ago, But just know on the news there was a feature about BABY BOOMERS and how they are retiring in hoards to a place like your talking about. They have the money, especially if they haven't taken their one time capital gains tax from selling their homes. Some of them are walking away with hundreds of thousands of $ in equity, They are buying homes under say 1000 sq ft. My thoughts here is this even though THE MELLINIALS are so in to the home and mortgage thing that's all most baby boomers know, Not to mention they like the idea of much less upkeep on a small place. Like I said before I believe you'd be wise to put in the infrastructure like a mhp, but instead maybe focus on those 2 target group of people. If you offer things like laundry a pool and spa, a club house with free wifi and so on people would seek you out. I've seen Amish tiny houses (or smaller houses) for extremely reasonable rates they are solidly build and looks like they could withstand just about anything. Of course these are merely the ramblings of one person, But I think your on to something. There are financing options available to persons like yourself who are looking to do what your thinking. Hell if people can find funding for medical ........let say ah........herbs you surely could. Best of luck

Is it really illegal to collect rainwater???? Holy Cow have law makers heard about the drought? For a long minute so cal has been slowly drying away. Is it illegal in some states???Also there is a town in Texas that is doing what your describing except they are going o have streets and community solar available with other services. But it's definitely set up just for tiny house. google texas tiny housing community it should take you right to there info.

As millennials come of age and look in to housing many are choosing TOTALLY DIFFERENT HOUSING THAN SAY THE GENERATION BEFORE THEM, while tiny house may be looked down on now it won't always be so. You might want to start with a tiny house vacation home thing where you put up a couple of tiny houses yourself and rent them out for vacations see how that goes. And how local government takes it. If your not in down to LA or some place like that you might pull it off. Although I think you might have to have some basic services like laundry water and a holding tank clean out just in case. The government all views those things as public health issues. I think its a good idea best of luck to you
