My well went out and due to the depth of the well 475 ft we put down 6 different pumps before we finally got a 2 hp commercial pump. We also ended up replacing all 475 ft of pipe put in 2 check valves that should have been there already but wasn't along with a torque arrester and a new safety line of 475 ft along with new points and dedicated breaker switch all which should have already been there but wasn't the previous owner either got ripped off or cheaped out when it came to putting the well in. The other thing you may want to explore is digging down one more "stick" ( approximately 20 ft) many times that extra 20 ft will hit a fresh water supply and the issue is solved. You diffentely want a commercial pump if your well is more than say 200 ft. It will last a lot longer and if you drill down the extra 20 ft you should have no more well problems. If the house hold supports 5 adults and a child then the well should to. I don't know about your area but in Ca theres a law called the implied warrenty of habitability in short it says that in order for you to collect rent that the rental must have running water, the ability to produce hot water plumbing trash bins pest free, electrical service heat source and so forth. If theres anything like that on your law books you could be s.o.l.. How much of there lease is left? You might be better off making repair to the well. Have the well guy come out and find out how deep the water is underground. Say a 200 ft well has water starting at 145 ft then you know you have plenty of water for a while. But if it comes back that water does show up till you get 185 ft then you know that you should drill down at least another 20 ft. This is especially important if your area is experiencing a drought. We went threw that he in Nor Cal and it wasn't anything I'd wish on my worst enemy. Since you have to pull the pump anyway it's the best time to get the water measured. then you can add the cost on to the rent for the new tenant. And it will be a little bonus for the new tenant to know the well is in perfect working order. I hope it all works out for you. Best of luck
