Hi ,

I know this much an appraisal is simply one persons opinion at that exact date and time. That being said you can go contest it or you might be able to get a private appraisal done.  Many times you can explain to the appraiser what kind of appraisal you need. You need a very close up appraisal or just a quick look see.  Also when you go to the tax office bring in some comps of other similar places and show what they are worth and what their taxes are and see if that helps. I don't think that just because it's an investment property they can charge you more in taxes. That doesn't seem fair to me anyway

Hi the other who answered before me are all about the business. Go get em guys, I'm a green horn at all of this however I have been a side participant in a couple of county tax sales. Theres a website called bidforassets.com alot of California county put there defaults threw them, they also auction off other states too im pretty sure. The first place to start is the tax collectors office ask when their next tax sale is and how it's handled ( by the tax collector on the court house steps online auction....) once you find that out ask for a list and ask whats the last possible date the defaults can be redeemed and pulled out of the sale. Truly no one wants to see a family lose their home over back taxes, once you know the last possible date you start going down the list go to the tax collectors website put in the apn number and it should show you all the basic info is it raw land are there improvements what those are , are  there buildings do they have bedrooms and bathroom and so on. It's ALOT OF LOOKING and many times the places are redeemed and you have to go to your next choice. From the price I saw the tax properties went for you could purchase a small multifamily and probably do just as well. Without all the stuff that goes with flipping a tax lien purchase. Just my thoughts.

Thanks for taking the time to answer my post. This is all really new to me and thanks to BP I;m getting some really good advice. Thank you guys for the advise. I had a moment of feeling sorry for myself. I'm gonna pick myself and dust myself off and remember the good Lord didn't bring this far to let me fall on my backside! I love the tree quote thats fantastic. I'll do like you guys suggest. The thing about not going with us its to so much that its that the people I spoke with didn't need a million dollar loan. I mean its a boat load of money to me but not to our president.  I shall over come thanks again

He's told me it's a matter of odds. The more inquires I make the better chance I have of finding someone in need of our services.  This mans the really deal.  My family ran a back ground check before I started with the company and its all legit.  So what do you think I should do.  My head is swimming my ulcer is out of control, and my personal life is non existant at this point. ThankGod my husband is an understanding man.  But I work on commission and well with out finding a client I dont get paid.  I don't know how much longer I can hang in there. the will is there but the clients arent' so what am I doing wrong.
