For whatever it's worth you might want to consider manufactured homes, I believe they are easier to get financing on. And it seems these will be rentals? Manufactured homes will stand up to the test of time much more so than a mobile. I believe the foundation the home sits on is the reason. Also there maybe a mobile home residence law on the books where your at. You might want to check just so your covered Good luck

I would first speak with section 8 you don't want to anger the section 8 gods. Second what about installing a security camera, one that streams to your phone in real time.This way you'd have documentation of what was happening at least outside of the rental. Maybe speak with a neighbor and ask them to film anything they see.  After you have those ducks in a row THEN go to the tenant. People can be strange and you wouldn't want any retaliation to come back to you or your neighbors.  In this way you have a little insurance that they will move along peacable . It will take a little doing but if it were me that's how I would go.

I must in advance ask your forgiveness for what I'm about to put out there.  I know you guys are in the business of renting homes, this is how you pay for YOUR family's to live to eat, send YOUR kids to college. you all have worked so very hard for so very long and don't deserve to be taken advantage of. First off are you able to verify that any of the things being told to you are true? Are they as ill as it appears they are? Were you aware of their income coming from Social Security? Has this tenant been a good or bad tenant? how long have you been their land lord. There were several post that frankly angered me and to be blunt  left me a little ashamed at people in OUR  industry. I have first hand seen with my own two eyes ssi give a check to a "payee" who had been reported as abusing that position and for a solid year taken every dime of a young women's check and then brought them enough hot dogs for them to eat for a month. THAT'S IT HOT DOGS no cleaning supplies no paper products no hygiene HOT DOGS, after I took this person to ssi to report the "payee" they took a report and turned right around and gave the payee one more check and of course they didn't even get hot dogs that month. If it hadn't been for the church and the help of some other friends I'm not sure what  would have happened.  I've carried on to much and there's so much more I could say. Not everyone is a dirt bag not everyone is trying to get over on someone.  This all being said I'm not saying you should let anyone lie to you or take advantage of you or your family because bottom line that's exactly what would be happening.  But suppose it's all true. I would verify as much of the story as I could. Once done ask yourself, can I add a burden to a being who ( if the story is true) probably can't take another sorrow.  If on the other hand it doesn't pass the sniff test then your path is clear, go by the letter of the law and regain possession of the rental and find a new renter.  I just think that we in the industry need to remember that our tenants are our bread and butter without people who pay rent every month, month after month year after year we wouldn't be able to do the things for our families we work so hard every day to do. Does that make sense. Long and the short if the persons is telling the truth you must show compassion and give a little extra time, If you've been deceived then don't become emotionally involved with it follow the letter of the law regain you possession and find a new renter. I bet I didn't help with the post but I hope I opened some hearts and minds up to a different prospective. Not all renters are dirt bags looking to get over on you. I really hope that I haven't offended anyone. It was only my intent to show another side of the issue.

Who keeps up the grounds? Is it the landlord or renter? I found it .....I don't know ....unheard of that a landlord charges extra for a storage shed.   Shows what I know ( or don't know) I just think if you can offer a storage shed that it would help to rent the place faster, Tend to keep the overall property cleaner.  I know that when an appraisal is done that they compare comps. Maybe see what other landlords are doing with regard to this situation and go from there.  I'm not saying that other landlords don't get extra rent for having storage in place and allowing the renter to store their personal property in there, what I am saying is that it would be a shame to put off a great renter for something like an extra 50 $ a month. Maybe check in to what a storage unit rents for of similar square footage, and base your decision in part on that.  Please forgive me if I've over stepped,  Just hoping to help. Have you heard of a website called my rich uncle ( I think that's what it's called) Anyway you can start off with as little as 500.00 they invest in multifamily offerings.  This might be a way to get your feet a little wet until the right offering presents itself.  I only did a quick looksee on the site but it was a very  interesting prospect.Best of luck to you.

i havent done alot of this sort of research, BUT i have found if you contact the tax collector in each county they can tell you over the phone all info about the offering. also many tax collector have a site called a parcel veiwer where u can put in either the appraisers parcel # ( apn) or the "situs" address (actual physical address) these are usually free or pretty low cost also theres an app landglide thats really good and pretty inexpensive. hope it helps best of luck.

Hi Guys,

That sounds like the place I  mentioned in an earlier thread. But at least in Ca your right if it's on wheels like your describing it would be threw the DMV. And since your idea isn't permanent space rental but more of a nightly/weekly rental rates. Zoning would probably be a little more lacks on the back roads but you don't want to have it to far off the beaten path or people may not come. I think it's time will come if it isn't already here. Maybe do some market research in your area, get a feel for what folks in your area are thinking about this kind of place.  If there recreational opportunities available and it would help bring tourist dollars and a few jobs to the area well so much the better. I'm just putting stuff off the top of my head here. Personally I can totally see where you are coming from on this and like its a great idea. Maybe look in to KOA camping. Out on the west coast it's kind of a members place where you pay X amount a year and X amount a night but your guaranteed a spot in a very nice place. Family friendly with certain facilities in place the advantage to being on their list of spots is built in clients.. Best of luck and maybe keep BP posted as to your progress with this. You should be able to go to either the TAX COLLECTOR OFFICE not the assessor two different places. At the tax collector office you give them the address of the subject property and in return you should get the apn ( appraiser property number I think is what it stands for) once you have the apn number and the legal owners name and mailig address. You should be able to go to the county tax assessor who should with that apn number be able to tell you just about everything one would want to know about a piece of property wheather Its ii in default or not. The last place i'd go to is the county clerk recorder, give them the apn number and it will give you a file of every transaction transter any actions take by say a probate court and most important what if any liens exist against the property.  Bid4assests.com is the auction site most used in California and if your serious you better move fast the auction for a bunch of ca county starts 05.12.17. Theres a 50 $ "paddle'" charge but then you can see whats really going to be sold. Just one favor, leave TEHAMA county out of your bidding that's where I'm looking to get a little retirement place.
