Due to some new city ordinances i have decide to flip this house. I already  have the interior rehab figured out. I just need some exterior paint and porch ideas . What can i do to exterior to give it more curb appeal. Please include pics if possible  and detailed  color description thanks   inside paint is going to be sw 7649

Pm are a must if you are trying to grow. When you hit the 300k plus of gross income then you hire someone full time to do it in-house at least that's what I plan on doing

termites are very common also where I invest. They can wreck havoc if left alone  i would  use it as a negotiation  point . Also I don't replace the wood  2×4 etc. If you get rid of the termites  the wood  most times  is still strong especially for a hold flip that might be a different story is it on slab or pier and  beam

Hi everyone  just wanted to get yalls opinion on this situation. Im making  offer on a house where they have multiple offers and I belive some offers are at above asking price . So I asked the realtor  to  put in my offer a 5k option fee  with a one day inspection period. He said it was unheard of to have such a high option fee most of the time they are  100 dollars. My goal was to make my offer stand out and for what ever reason maybe have the seller pick mine over someone's higher offer knowing that i will close on the deal and if for some reason i dont well she walks with a extra 5k. I Want to hear from the pros was this a good move or  bad what's yall opinion  what would yall have done different.  I don't find out till this weekend if mine gets accepted thanks in advance

I personally would pay for it in full if fence guy is not insured. It's a freak accident but it was caused because of an action you  took. Also why is his drainage pipe crossing into your property.
