Yeah Jim I know the importance of having good relationship with building officials  it's a small town I invest in and what happened  is that he was telling me that I needed a windstorm inspection on another properry about 5 months ago when I went to hire a windstorm inspector he told me that a windstorm  certificate was a voluntary program that the officials could not make me have one it was up to me. Make a long story short he got on phone with the building official  and they agreed I didn't need windstorm  certificate  so ever since then they are working against me I know this  cause I have buddies that are active investors and they are treated like I used to be treated. Im keeping it cool  the next few projects figuring that it would blow over but they don't let up they keep  dragging their feet everytime they get a chance. I'm  just going to hold my ground on this one and rent  it out with out their inspection I really belive that they have no right in telling  me that I need a ocupancy  certificate since it already had one when property was a restaurant. My thinking is that as soon as I let them in they will start nit picking stuff. Just last week I parked a rv in the back of a rental and they sent me a letter  saying I couldn't  park rv outside rv park even though alot of properties  have rvs parked on side of house or in back. Let's see what happens.

Just wondering what authority do building  officials really have. My local  city officials make me jump thru hoops every time I ask for permits or inspections. I've had to wait for like 4 days in different  occasions  for an inspection. When before it was done that day or early next day.  A permit for window replacement  and to build a staircase on the outside took me 3 weeks. With me turning in all the correct  paperwork. I'm asking cause I'm turning a commercial  building into residential  all the buildings down the street have been turned into residential mine used to be a restaurant up until about a year ago I have all utilities they just mentioned that I need to get a  ocupancy  certificate to live in it. I feel like renting it out with out them inspecting it because I feel like they just are going to find  something small to  drag their feet again. They drug their feet on me for like 5 weeks on a 5 plex I had ready to rent they came back at me with small  stuff like a exterior door was 3/4 above  flush "tripping hazard"   no light on  a small hall way, etc... I fixed it in all  in a day  I told them I don't mind fixing stuff they wanted fixed it's just killing  me to wait that long for them to tell me

So what im really asking here in tx if I rent it out cause  I have all utilities  do yall guys think they can come back and make me show them property  I always thought a ocupancy  certificate  is good across the board for restaurant or home

I know I'm supposed  to get along with building inspectors but I've gotten to the point  where they are just literly trying  to give me a hard time so I figured  I have to stand my ground sooner or later

my bad cement floor yes use that round cement sander with the diamond blades and then you  can go with the selfleveling  the selfleveling is a work of art you have to get it nice and watery  and have a straight edge  we did that for a 2800 square foot home  but we went with engineered  wood floor instead of vinyl

A push belt sander will take care of that glue for you  just use the rough sandpaper easy work rent it at home  depot

Found a property that has a child  support  lein on it.  He is selling it to me for 10k over what he owes it was passed down to him and his brother  after their  mom passed mortage is still under mom's name I was told . My question is  one of the brothers owes about  20k in child  support  if I buy house  what happens.  I'm thinking that  child support  would  garnish  all his profits or if I buy subject to can the mother owed child support try to make me sell it or does lein follow  brothers thanks 

Also they are behind on payments and I'm thinking that they might  go into foreclosure  I was thinking  about maybe just waiting  and buy it  after it gets foreclosed on but then  im risking  loosing  it to somebody  I'm  open too any ideas how  yall would recommend  me getting property thanks

that's how  I got started paid for house  cash  and fixed it lived in it for like a year and got  home equity loan bought second house with home  equity loan and  did the same with that one here in tx they only let me get two home equity loans

totally  agree with Neil Henderson tub  but with shower  doors they go for like 138 at lowes and the sorround goes for like 100 it's the Avondale  5 piece sorround it's not the prettiest  but will keep water in tub I hate water damage it's the worst before you  know it subfloor is rotten ( pier and beam house or upstairs)

my recommendation  is  start making money cutting yards, painting curbside address, selling homemade beef jerky at school, etc cutting yards is probably  your  most profitable  my 12 year old saved about 400 last summer cutting yards for first time donation after that it's 40 a yard plus  weed eat no edging.Nothing against armforces  but I've worked next to them overseas in Afghanistan  for two years I was a contractor  and I don't recommend  it. What ever you choose to go to collage  for do it for the money even of you  don't like it  that's why we have hobbies  chemical  engineering is not a bad option good money and easy to land a job good luck

why remove glass  door you are more likely  to get water damage from water with rod and curtain  at least in my pier and beam rentals

I'm a welder by trade so I built a 4 inch deposit  pole it's buried about 3 feet in the ground so they can't steal it they insert the money thru a hole in pipe and above ground level I made a section of pipe that comes out with a stain less steel  security  lock on back side  pretty much any box with lock would work  attached  to property just make  sure they don't put cash  or it might just disapear
