Just wondering if anybody specialises in renting  to out of town contract workers. How do you set up your lease month to month 3 months etc is their such a thing as a transferable  lease. Im about to start self managing some  multifamily and any help is appreciated. I was also thinking if i could do it like the hotels take credit card info for a deposit  no background check.  Thanks

Sounds like a great "problem"to have. If you dont buy it someone else will or back to the  bank. Plus its just buisness be transparent and roll with it.

Finish up rehab on 4 plex i purchased 3 months ago and get them rented. Im gona self manage  these try to target out of town contruction workers. All bills paid partially  furnished  on month to month lease. Lets see how that works.

Finish new contruction build and get moved in (primary residence ) finishing floors this weekend!

Minor  cosmetic rehab on house im living in now and get it in the market. I thought about keeping it as another rental but i decided on selling instead it will be my first time i sell a house.

Maybe start rehab  on 5 plex  i bought 3 months ago that came in a package with 4 plex  all depending if i sell house fast.

He took your window unit and then tried to return it?  Seriously?  So what prompted the change of heart?  The reality that the street price for the window unit was less than $200? :)

 Reality was that  he thought i was going  to hand money  over right  their and then we didnt meet at property.  He was trying to bs me  with this stories about how he tracked  it down cause a neighbor  saw some lady take it this and that ,but i just didnt want this old ac unit that had probably been dropped and   kicked around

I felt kind of bad one time bought a house from a man that was "in love" with his girlfreind that lived with  male room mate. I think she was stringing him along and right before closing he  told me he regreted  selling me the house cause the girl freind wasant really ready to move in with him. He walked out of closing with under 300 dollars  after living in house for like 14 years i felt  bad and gave him 200 out of  my pocket.

ive used a house thats paid off as collateral. With one of my houses i can get about 3 down payments worth at my price range

Thats the same thing my mother told me  Jean Bolger . My thing is that here in my area everything is very traditional. So i was thinking about going a little different and see how it turns out  who knows maybe that is what will set my spec homes that i built (hopefully in the near future)  apart from the  rest in a good way
