it does look load  bearing but depending  on the span from the support on the right to the  wall you  might be able to put a beam all the way across  the span i think maximum beam lenght  is like 21 feet

cheapest way to find out is hire a framer they frame houses all day if it is load bearing you can  get a wooden load bearing beam at your  local  hardware store you  just have to order it and at the same time they will tell you what they charge  u to install

Just wondering what  is the avg % of rent to purchase price  are the  turnkey properties  yall are buying . Are they rehabed properites or new construction  thanks. 

I would  just rent it to them its better to ask for forgiveness  than ask for permission in this situation. Especially  dealing with city officials if you go ask they might tell  you  no because its not zoned for "commercial " use its supposed to be single family home. The only way they would find  out is if they get complains from Neighbors  too much noise  or parking issues etc...  just rent it my two cents and dont forget the "riches are in the niches " they say

That makes me mad too read that. Their is alot of people that take advantage  and most people dont keep their word anymore. Growing up my parents always helped out relatives  and 9 times out of 10 they would  get  burnt one way or another. They always had something  bad to say after  staying for free for extended periods of time.Its hard to help people now days cause half the time  they dont want to help themselves  especially  if their is any drugs involved

Just wondering if anyone has experience with ibc bank . My goal is to cash out refinace 7 properties and get 1st lean loans on 3 sometime in 2016 . I would like to use those  funds to hit hard the brrrr strategy. Ive talked to the loan officer  and he said as long as numbers look good  it wouldnt be a problem. He said we could do 30 yrs mortages at about 4.25 intrest. He said those loans would be kept in house. If anyone  has first hand experience dealing with them let me know how it went. Also he said that i could keep insurance at loan amount instead of replacement cost wich  i like cause its way cheaper.

I would  just do the airtest. I got  airtest quote yesterday at $230 here in tx waiting for another plumber  quote  i feel like its a lil expensive.

Im in process  of finishing  a rehab on a 4 plex. This is going to be my first time self managing. I plan to target out of town contruction  workers all bills paid,furnished with a month to month lease or maybe a week to week. My question  is when do tx landlord laws come  into effect.   I think i read somewhere that  it comes  into effect in 30 days. My concern is  if i have to evict someone for non payment  if they are on a month to month then i would  have to go thru with a court eviction because they have hit that 30 day mark. So im trying to set up my lease where its maybe week to week and if their is no payment i can maybe just kick them out kind of like hotels do. If that is even possible. Well any advice is appreciated thanks

i would discount maybe like 30 dollars of rent hey  its christmas maybe they needed oven to cook for family gathering . Especially  if they good tenants and  they going  thru a financial difficulties  just what i would do
