fix the portion  near garage door maybe some kind of epoxy  cause thin concrete patch might break up fast the  rest pressure  wash

we can't all think and invest the same  that's what's awesome about real estate I bought two run down properties where  two season investors ran from them one told me I had over paid by 20k 6 months later and about 80k later  out of pocket I'm  grossing  11500 a month in between both in one properry my cash on cash is over 100% the other one is at about 65%  like mr sirios said the riches are in the niches I found mine

Just wondering when and how did you  realize you had finally  made it in real estate. Did you surpass your goal? Did you finally find that niche? Able to quit job etc....

I second  what Aaron brown  said ask for cash cost  not replacement  cost  but also some lenders require you to have replacement cost which is more expensive  in my area  farm bureau was the cheapest

fear of getting out of their comfort zone

If you don't  risk  you  don't  gain 

Plus the way I look  at it the worst that can happen is you go bankrupt  but I was born poor so I don't  have nothing too loose if numbers make sense and I keep emotions out of deal  I jump on it. I notice  alot of people also get  scared cause they never  invested in their life  and when they get older the think about it and find out that little nest egg they have  and took 20 plus  yrs yo build  is at risk  they just won't pull the trigger.

You can't be scared all your life

depends on the  your market are you  competing with a lot of other rentals here in my situation no to both  of them especially  the ice maker

That 4 plex looks just like mine 700sf a unit. I think a  tan color  white or darker trim and very  dark window screens  custom  build them  where their is window units
