I would personally  see the situation if the tenants look like meth heads  eviction if they look like hardworking law obiden  citizens down on Thier  luck rent it. I would not recommend  asking the  city officials  or hoa anything they are going  to tell you no.  I don't see why you hate 8 people  living on a small apartment maybe you just TAPPED INTO A NICHE  and don't  know  it

I couldn't be happier that Trump won and I belive he is going to be REI freindly. Lowering taxes and less goverment what's not to like. People are scared right now like in Mexico the pecan buyers quit buying pecans this week they are waiting to see what the pesos does. It's probably like that in other markets but I think he is going to be good for USA economy in the long run.

I'm just saying I would rather describe my dad as a happy 61 year old than a emotionally  needy, vulnerable 61 year old. You  Say he is not good with it but it sounds to me like he is good with it.You have to remember a woman's affection is a very strong emotion strong enough to change your  father's view  of imigration like Sai said maybe your father is not giving you the whole story. Just my 2 cents.

If you  can afford down payment getting them financed is the same as cash to the seller at the end of the day. Right? Maybe partner up with someone on downpayment.

It's crazy that she wants to marry him that soon but to be honest as long as your dad knows the reason she is trying to marry him and he is good with it signs a prenuptial agreement. Let the old man enjoy life his 60 plus with  a attractive 40 year old  woman let him enjoy  the golden years  with out feeling guilty. Just my 2 cents

100% agree with Joe splitrock...Growing up poor makes you  realise  the importance  of money. Maybe you  haven't been at the bottom and can't understand what money does to quality of life but that's my 100% motivation to ethicaly and morally  make as much money as I can in the shortest amount of time leave something  for my kids so each generation keeps on growing. Maybe you have met all your  goals and don't find motivation in money. Book I recommend  is THE BIBLE. Good luck and happy investing.

Ok i didn't know they could put utility holds . I had talked to neighbors and they all stated they didn't need to have them inspect thier properties when they started living in them  the only difference is that theirs are owner occupants
