I've had this issue when installing over old hardwood floor in pier and brams homes. What I belive happens is that the moisture travels thru subfloor and thru hardwood floor and evaporates. After you install laminate it can't evaporate moisture gets trapped and hardwood floor starts warping. We had to pull up laminate and remove hardwood install all new tar paper and plywood and then laminate

People tend to be negative they always told me their wasn't no money in this and that the truth is their are broke doctors and wealthy doctors broke welders and wealthy welders it's what you make out of it life is a hustle.When people are down playing buy and hold I just agree with them and say yeah their is no money in this it's just my hobby
stop and talk to contractors when you see them working you would be surprise how many do side jobs or have a friend that needs work that knows how to work don't pay up front for nothing. Deal with the worker cut out the owner of the contracting company worker don't pay for over head he will work for cheap daily wage or per job con is he wont be insured

@Georgep. Maybe you could of sold those mags I use a 14 foot dump trailer but I went that route cause here the 40 yard containers run me about 500 to 600 a month 800 the first month and 500 to 600 everytime it gets dumped. Trailer is 45 to 145 to dump at local dump

@Georgep do you use containers for the clean up or do you just use trailer. I also buy properties in need of a lot of rehab I'm currently fixing up a 5 plex that looks just like the pictures

Ive had a pm since day one i was 21 yrs old didnt know how to rent property i was going to rent it for 500 when i heard about a company that could rent it for 700. I contacted them and 11 yrs later im still using them now. Im currently started self managing this year so as soon as my tenants dont renew lease im taking over management. Ive been more than happy they kept my houses rented out they charge 10% and half first month. I have always worked out of town and it worked perfect for me the only thing i do is overlook repairs or do them my self

150k all day if thats your only two choices maybe ask for a bigger deposit

We had our house burn down a total loss due to a remote control traxxas battery charger within 30 minutes whole house suffered smoke and water damage happened about a year and a half ago thank God no one was home and it happened in the day time. Im glad yall ok and where awake the smoke is what gets you

Hey Rose what are you looking for cashflow or appreciation. What rent to purchase price are you trying to reach here in my area 1% to 1.4% is avg. Im just asking because in the near future i would like to offer new construction homes as turnkey rentals they will be around 100k and rent would be around 1000 to 1200 a month houses would be 3-2 no garage max 1500 sf set up with a management company tlhat specialises here in this area. Ive personally been using them for 10 yrs. Only thing is their is no apreciation here in this area
