Would it be better for tax purposes if I moved into the duplex?

Our home in our area would give us a positive cash flow of $100-$300

My wife and I would like to purchase a Duplex in our area in Sacramento, we are currently living in our single family home that we are still paying our mortgage on. Is it more advantageous to move into the duplex and rent the other unit and move tenants into our single family home or continue to live in our home and rent both sides of the duplex?

I am new to real estate investing and I would like to purchase my first multifamily property in the downtown Sacramento area. I am interested in joining any Real estate investment groups in the Sacramento area. Are there any active groups to join in the Sacramento area?

I have been "Driving for Dollars" for 2 weeks and I have over 50 properties I am interested in purchasing. I want to send letters of my interest to purchase these properties from the landlords/ property owners. Are there example letters to use? How should I word my letter of interest?
