I'm considering getting a real estate mentor. Is it worth it to get a mentor, I don't want to spend money on someone when I can listen to a podcast or read a book. How do people locate mentors in their cities? I'm interested in purchasing my first apartment building soon and some guidance on how to achieve this goal would help me make a purchase in the next 6-12 months.

I'm focusing more on using direct mail marketing this year, I have over 200 property addresses I'm interested in with their owner information. Many of these properties are listed under an LLC or family trust. I heard about skip tracing recently on a biggerpockets podcast. What are some good skip tracing companies/ services I can use?

How would I locate the owner of an apartment building (commercial multi family property)? I use the assessor website in my county to find property owners but 80% of the time it'll be under a trust, LLC or property manager, is there a website where I can find the name and address of the person/ people who own the building? I'd like to send them a post card with a letter of intent to purchase and not have to worry about my letter/ post card being discarded.

I have over 200 multi family property owner names and addresses in the Sacramento, California area I'd like to contact to see if they'd be willing to sell their apartment buildings. I was looking into offers2owners.com or mailchimp but what is the best service I can use to help me with direct mail marketing and reaching property owners in my area?

We have great tenants, they've been with us for almost a year now. This property is located in Sacramento, its 5 min south of downtown in a great area. They haven't missed a payment and they keep the property in great condition. We would like to have them sign another year lease, how much should we increase the rent ($25-$100)? And what kind of incentive can we offer them to make the deal better for them?

Half of our tenants our distance workers. As more people are working from home what amenities should I provide to increase the value of our properties, free wifi, a designated office space, etc. What are some good inclusions I can create to increase the value of our rentals? And how much more should I charge for these services?

@Kerry Roberts I recommend purchasing a multi family property for your first deal. House hacking is a great way to get started as a real estate investor. You’ll be able to live for free if you can find the right deal and you’ll gain experience as a landlord. I’d also recommend finding a real estate agent and lender who have experience working with real estate investors or who are real estate investors themselves. Congratulations I hope you’re able to find a property soon!
