My wife and I have been landlords for over 2 years now, this year I feel it is especially important to give back. We have great tenants! They were able to pay each month and on time. Each year my wife and I give our tenants target gift cards and flowers. We also send amazon gift cards to our lender, real estate agent, neighbors who live next to our property and contractors we work with frequently (Plumber, gardners, electricians, etc.). Hopefully next year will be able to give more. Happy Holidays!

Depends on the area and if you are flipping or buying and holding. That'd be more than enough to buy a single family home at a great deal with a 25% down payment with enough left over for general maintenance and updates to the property.

I need a 20% - 25% down payment for an investment property. I could use seller financing but are there lenders out there that can provide me with a down payment for a multi family property? Or are there lenders out there that can lend me the entire amount at a low interest rate? Are there loans that are more advantageous for investors without a down payment?

Who should I contact first before purchasing my first commercial multi family property without having the 20%-25% down payment? Hard money lenders? Private lenders? Should I try and use seller financing if its available?

My wife and I currently own a duplex in the Sacramento, Ca area, we manage the property ourselves, it gives us a positive cash flow of $500 a month after all expenses are paid. We're interested in purchasing an apartment building (5-28) units. Should we contact multi family (commercial) lenders in are area first or find the property before getting in touch with lenders. We would like to manage the multi family apartment ourselves, or should we consider hiring a property management company? Sacramento is a great area to invest in with good returns for buy and hold investors.
