@Mitch Larrivee One was a family friend and the other I met at my local real estate investor meeting. Having the knowledge is more valuable, a mentor can help you so much.

I’m looking for a good CRM software program to help me with my direct mail marketing campaign. I need a good system to help me organize my property owner contacts and a system that’ll allow me to continue to stay in contact with the regularly?

@Jason Love I’d always suggest to visit the property, even if it’s out of state. You want to visit the property and look for major discrepancies/ repairs. Does the roof need to be replaced soon, is there a homeless camp down the street, etc.

I've recently used a cold calling service to help with my marketing campaign and a potential seller wants to speak with me. It's a 9 unit multi family property, I want to buy and hold. Should I have a letter of intent prepared? What are some of the questions I should be ready to ask or information to have for them?
