I'd be reluctant to purchase my first multifamily out of state, you'd be putting a lot of responsibility in an out of state property manager that may not take care of your property as well as you would. Consider house hacking in your city/ region? You'd save money with a lower interest rate and you'd gain experience as a property manager. Also if you buy out of state consider physically visiting the property too.

The last two nights its been raining heavily in northern California. Our tenants messaged us at 5 pm to tell us there was watering coming through her vent in the master bathroom. I was on the roof from 8pm-9pm in the rain covering 4 roof vents on a slippery roof, it stopped the water from coming into the master bathroom, a temporary solution until we get the vents replaced.

Check your states landlord/ tenant laws? In California you can not legally deny someone that has an ESA animal. My first tenants had two pit bulls as ESA animals, are insurance was also hesitant but we made the tenants have maximum coverage insurance for the dogs and we had them on our insurance as well. The tenant should have pets insurance, and they should provide it to you so you can show your insurance agent.

Anyone buying in smaller markets in Norther California? (Sacramento, Stockton, etc. )

Google local property managers and commercial brokers in the area and contact them. Let them know what you're interested in and they'd send you more off market properties.

If you put in your lease agreement there may be issues with the windows, and how the tenants can avoid harm you should be covered legally but you should replace the windows overtime.

Depends on the market, If you're in a competitive area where single family properties are expensive/ scarce a rehaber can put let detail into their work and still turn a profit.

Go to your local assesors office for your county, you can google it as well. Call, email or go to their office, they'll usually let you use their computers to look up property owner information in your city/ county. Then you should use some kind of skip tracing service to get more detailed information about the property owner, 1-3 emails, his or her real name, emails and hopefully a real address, they may have another address or have their property under an LLC or trust. I currently use LeadSherpa for my skip tracing service. After you get this information you can contact them however you like.
