How would I be able to bundle my current loan I have with my lender with a new residential loan, I'd like to buy a duplex to house hack in the next 3-6 months. What are the benefits of bundling loans? What are some concessions I can receive from the lender? Is it worth it to bundle a loan? Should I contact other residential lenders to see what they can offer also?

Multi family is the way to go for your first property. Live in one unit and rent the others out, it may not cover the entire mortgage but you'll be able to refinance and move in a year if you like. Then you'd have income from multiple units which would hopefully cash flow.

You could contact the owner directly, go to the county assessor office website, you can call or email you the property owners information. You may have to use a skip tracing service to find more personal information (email, cellphone, etc.). Contact the owner and see if they'd be willing to sell to you, they may or may not be motivated to sell off market. Contact a local real estate agent in the area where you want to invest and tell them what you're looking for in the area and they'll be able to send you new listings that fit your criteria. There's a biggerpockets book called "Finding and funding great deals" by Anson Young you should check out also, good luck.

They are responsible for clogged hair but I'd still check it out or send a plumber over to get an estimate? You could bill the tenant for removing the hair, you'd have to send them a receipt after work is completed or add it on to the rent.

You'll want a good software as a foundation. Appfolio or Buildium will be a good building block for your growth. A lot of it comes down to people and systems, which all revolve around a good software. A lot of those offer great training resources.

Looking for online property management courses for managing apartment buildings, small to large multi family properties. I'd like to add 7-12 units to my portfolio in the next 5-12 months and I'd like to continue to self manage. Need more property management knowledge about creating systems so I can hire an assistant or 1 employee someday to take over. Does each property management course vary by state? Will I receive a certificate?

Assuming this is just a flex? If so, great job man! Maybe not the smartest thing to do, risking your life to cover a vent on a slippery roof but glad it worked out.
